This review gives a good insight on the problems faced by apartment dwellers.
Mantri:
Contrary to popular belief and opinion Mantri has received a lot of negative feedback. I’ve heard a number of people complaining about quality of construction especially in Residency and some in Elegance and Paradise also. Their ethics are also questioned.
First:
Mantri is forcing the owners of flats in Mantri Elegance to sign two registration papers. In order to save tax for itself (not owners), Mantri has divided flats greater than 1500 sft into two and taken approval from BDA using such plans.
The crux is that people with flats > 1500sft technically own two flats which have been combined to a single flat. Although it has made life easier for Mantri, it has complicated life for the owners - seems like the owners can apply for tax rebates only for one flat! Moreover, since the plans are not as per the approved plans, BDA can object to it anytime. Even though it'll be difficult for BDA to take any drastic measures, it may impose fines etc on the residents for bending the approved plans
People who are resisting signing two registrations are being compelled to do it - Mantri is alleging it would increase registration rates shortly!!
Additionally, lots of people who have gotten woodwork done in Mantri flats (residency, elegance) say that the carpenters are complaining about the wall alignment not being proper.
I have been speaking to owners of flats in various Mantri projects and they all seem to be echoing one thing - either make Mantri mend it's ways (it's arrogance, delivered quality, timelines etc.) or back out from the project. It is not worth paying high premium to Mantri when its construction does not live up to what it advertise.
Second:
-Rhythm project: Approvals not coming for almost a year while his less known neighbors have been getting them. There are firing noise problem from defense area as well. However location wise this project seems to be pretty good.
Purvankara:
Issues at Purva Heights…
Pre Buying Factors
Only 68% carpet area (sales guy said 78%)
Poorly planned landscaping - no way for heavy vehicles transporting luggage, when ever some shifting happens those concrete tiles break.
White Elephants - Fountains (which are rarely operated), much Hyped Security System - never worked till date
Extra amenities promised do not exist - like Grocery shop, Laundry, beauty parlor, ATM (they say it was only a conceptual offering on their broacher, and it is not legally binding). Even if they are opened, they will be open to public and since they are within the complex, open to public means security risks.
Club house charges - They charge initial amount + monthly maintenance + usage charges, so overall it turns out to be quit expensive
Closed parking at Rs.175000
Skewed payment pattern (heavy payment initially, payment schedule not linked to progress)
They claim uninterrupted power supply, while actually you get only 50W of back up power per apt and that also only in a pre-designated point.
They try to monopolize on the vendors providing services to apt, i.e., no other vendor can come! (Like Satyam has pathetic broadband service, but Purva guys are not allowing another vendor to lay Internet cables). Same with other services also.
Very high charges for customization
Post Buying
Un-thoughtful electric connections (LAN cable in hall, bathroom light switch inside, geyser switch outside, etc)
Extremely bad tiling work - cracked tiles, not leveled properly, not filled properly (they crack later), diff shades of tiles used in same room
They continued work long past the promised date of delivery, so plan your shifting accordingly. Clubhouse took many months more
Tarnished tap fittings (apparently while acid washing the tiles they spilled acid on taps tarnishing the chrome finish)
Security system inadequate (provided on 1 balcony door and not on other balcony door) - but any way the security system doesn’t work till date
Lots of cracks in walls, apparently it was not cured properly
There are no luggage lifts and the existing Lifts cannot be used for transporting luggage so it has to be manually lifted up.
During heavy rains water comes inside the lobby and the Lifts!
Smell through drains in bathroom / Kitchen
Seepage reported in couple of apts
Extremely bad after sales service
If it matters to you, very low occupancy rates, about 40% of apts are still not occupied
-At Purva Fairmont as Purva seems to be pushing buyers to sign 2 agreements for apts>1500sq ft.
Sobha:
Advantages:
-High reputation. Lot of Infosys work done by Shobha
-Known for it’s good quality
-Premium and expensive builder
Disadvantages:
-High rates
-Carpet area only 73%. Many people wouldn’t observe it but if you compare it with carpet area of 80% which many builders would give you, the actual price goes even higher approx by 9%.
-Asks for 2.5 years for completion from launch
-Not very good at choosing locations. Many projects on the main road itself.
-First installment of 25% required against 10-15% average.
Brigade:
There were two negative feedbacks only:
I had purchased an apt in Brigade Millennium and believe me the entire process was a nightmare for me. They have failed to deliver what was promised at the time of booking. There are quite a few issues, which were faced by many of the owners. For me, Brigade guys are a group of crooks!! I would never recommend them to anyone else.
Adarsh:
They are good with the construction quality. However the pace is slow and if you have paid up the amount it will take immense follow-ups to do little things. They have delayed the handing over of the property by almost a year. People should always have a milestone-based agreement with them. Also if the delay is there in the committed dates, the builder at times will make it a part of the agreement to pay your rent if there is a delay after the agreed completion date.
The site (construction and maintenance) people are polite however their marketing office crew is very rude and unfriendly.
L&T Southcity
First:
I have some things you might want people to know about L&T.
· They have an issue with the maintenance charges -
§ They first took a life time deposit
§ The people who did pay had to pay again monthly once L&T found that the initial deposit was not “invested / utilized” properly.
· Yes access road is an issue.
· The Registration / “other charges” for registration are a little fuzzy.
· Finish in bath tiling, door / window frames is just OK - better expected out of L&T.
· Block B1 had seepage problems last monsoon.
· Bath fittings - Jaguar promised - there were cases where some inferior stuff was sneaked in. - Towel Racks etc…
· Finish of bath fixtures was not good -
§ sink - gap between granite top and sink fixed in it.
· The water pressure was not regulated - in a 19 storied building with the water tank on the 20th floor, the water pressure on floors below 15 or 14th floor was enough to burst water heaters / bust flexible connections to washing machines etc… -
§ They claim to have fixed pressure regulators - they never worked…if they did these problems should never occur.
BUT finally I have booked there -
Space utilization & design are great.
Construction technology is new - no other builder uses this kind of construction
L&T cement used -
The construction division has strict standards and norms - with an active quality cell.
Many more flats are planned in the south city complex - so for the next few years we can be assured of good upkeep of the place by L&T to ensure good sales!!
Second:
I bought apartment at L&T and I had very bad experience with L&T Marketing person with whom we deal. They are not at all bothered about customer and their behavior is too rude. I saw other colleagues also complaining about different marketing guys over there and it looks like so many people have tough time dealings with them.
There is one, Geetha who looks to be more responsive and I will suggest new buyers to avoid Durand/Satish and approach Geetha.
Third:
If you leave aside access road (which is not a major issue), L&T is No. 1
Oceanus:
I had booked a flat with Oceanus I’ll be getting possession in June end or July, my exp. With them so far has been very pleasant. I do not see any quality related problems in their work so far. Their specs and facilities provided are superior to most other builders.
I personally did not like Shoba much as they do not leave sufficient area on their properties for landscaping, children’s play area etc. Also they don’t make a separate club house usually, just convert a ground floor flat in their buildings to a clubhouse. Prestige was definitely good, but most of their properties were too far for my comfort. Adarsh similarly have to be somewhere at the top.
Mantri is not worth its price. That’s the impression I have picked up from people who R staying in mantri places.
Akme Harmony:
AKME is a new company, But the builders are B.L.Kashyap Group, who have done lot of apartments in Blr. There project completion timeline is good, trying to compete with the “so called” upper crust construction companies in blr - i.e Sobha and Mantri - priced only slightly lesser than Mantri and Sobha because of new entry. First project coming up in Sarjapur road. This will definitely be of very high quality especially since this will be project showcasing!! Also there is evidence of quality construction.
RISK: - New company,…
Strengths - Their tie up with B.L Kashyap - known for timeliness and quality. Also need to have very high quality and customer friendliness because this industry is by word of mouth..
Weakness - Probably cost needs to be more competitive to make people prefer their project instead of SOBHA’s and MANTRI’s,
P.S - I have booked an apartment after research on cost. Plus - very good attitude of marketing personnel, good follow up and customer friendly, (probably because they NEED people to accept and advertise). Mantri and Sobha treat customers like dirt because of the volume of business even without advertising.
Ittina:
Seems to be a low end builder with the apartments they’ve constructed on Sarjapur Road(Soupernika). Design/architect and construction quality is pathetic.

adding my experience of MGM. The construction is OK. The lift quality is not good and requires lots of maintenance though it is covered by maintenance and does get repaired in a day or 2. Major issue at GSBF where I am is that the builder promised Cauvery water connection but has not delivered that. The flat owners are having to cough up extra money for that. Has still not happened and god knows how much time it will now take.

They have come out with a huge project in JP Nagar 9th phase called world city and their other residential project Tambourine opposite Family Mart is nearing completion.

HM Construction is supposed to a good group but till now they have been doing only small scale projects and with Tambourine and World city they are marking their big residential projects. So you need to wait and watch.

My comments on Sobha: The Marketing guys are smart and well trained to tell what we don't require to hear. They do cary a big broter attitude and they are doing a big favor by selling the flat to you. You as a customer, need to bend and agree whatever they offer. In another words: Monopoly culture and no respect to customer thoughts whatsover.
Bad:
If you chose Sobha, you just forget about any discussion/negotiation or changes and just go,pay, pray and wait till they complete the apartment.
Good: their quality of apartments and basic things are taken care.

Here is the feedback about HM Constructons.
1. Very unprofessional and unethical builder. They change their commitments and promises at their whims and fancy. Never care for customers.
2. Six months before they launched World city project they accepted bookings in pre-launch offer. Once the project was launched they increased the price and asked those booked in pre-launch price to sign agreement and pay 15% immediately even though banks didn't approve the project. Then all of a sudden without informing the customers they cancelled all the bookings done in pre-launch offer. The reason cited was "It was Director's decision". They even didn't bother to inform the ciustomers. Imagine those people who trusted the builder, paid the booking money, waited for 6-8 months for this project to be launched and now they have to look out for flats again when the prices have skyrocketed. Fortunately they returned back the booking amount.
3.This builder is managed by some "Directors" who never show their face and meet anyone. They keep changing their sales managers very often and these jokers have no clue as to what their predecessor promised/committed.
4. Once you book a flat there is no one to listen to you and the only communication you get is the installment payment notices. Pathetic customer service.
5. Their Tambourine project have been getting delayed and many of the people have been complaining that they have provided substandard material inside to save cost.

Despite hig reputation for sobha, It reuined all of it in Sobha dreams project
1. The project is not started for more than 1.5 year
2. Its asking customers to shift to new project but only at current market rate with a 3 % discount.
3. Never delivers or kept its promise
4. All 188 customers are disappointed with the way sobha handles this project

About HM Worldcity:
Never believe them nor book an apartment in HMworld city
1. Never on time -- Have been postponing the 1 st phase handover.
2. Only keep asking money and directors never meet any customers.
3. Give lousy reasons for delay.
4. Their sales team keep changing and you dont have a proper team to rely on as far as communication is concerned.

HM Worldcity Review:
I soley agree and with earlier 2 comments on HM Worldcity. I am one of the worldcity phase 1 pre launch customer whose booking was cancelled by HM Builders just because the house prices increased and they were losing out on the pre-launch rates. Booking cancelled without information and the attitude was simply F*** O**. They knew very well the customer can't fight such big corporate builder.
Keep away from HM if you respect your hard earned money.

I have booked a flat with mantri tranquil on kanakpura rd - but yet to sign the agreement. The agreement does not specify the area of UNDIVIDED SHARE OF LAND _ it only says that it will be decided at a later date after the complete construction is over and will proportional to the Super built area. Some banks are refusing to finance the purchase - any comments on this aspect from anybody.

I've taken an apartment in bangalore and got registered this week. They have taken VAT,service tax and registration charges tottalling to 4.5 lakhs for a 34 lakhs apartment.Now the central government order has come exempting service tax to builders. please let me know whether this will be refunded by the builder.

I am not sure of the past, however after staying in US for 11 years I recently moved back to Banglore and Bought an aprtment begin developed by at sobha. The harrowing expereince needs some time to be told
Very very good at giving part of the information, never tell you the whole story. Messed up 7 out of my nine modifications requests. Took money for special motifs in Bathroom and did not install them, Same with undercounter sinks and did not install them, messed up the height of a special wall. Messed up the tiles in the main room. installed tiles of various colurs in kids bathroom, saying they were only a shade apart!. Promised a 9% interest on early payment. I paid up 6 monhs in advance, later was told this was not a true statement unless the amount was paid with the booking amount( half liie while collecting the mony) I can go on.

AKME - a LIAR and a CHEAT...
I have an apartment in Akme Ballet, and it has been a donwhill ride ever since we bought it...
The clubhouse for which all of us shelled out 1 lac each (a whopping 4 crores) is no longer there !!! We are asked to share the clubhouse with an adjacent property without any formal agreement on usage...
Service charges have been collected, and even though there are clear instructions from the Govt on the same, Akme refuses to refund the same...and they use 'Charge' instead of 'Tax' to get around it, though nobody gives a clear idea on what that charge is for..
Possession is delayed, and no one from the team has clarity on the OC etc. Each person you speak to has a different story to tell...
I would suggest that none of you go for this builder

Guys - Beware of 'AKME Builders' in Bangalore. They are not behind when it comes to cheating people. Their new Project AKME Encore - First you pay premium on per square feet and then you pay premiums on all other costs. Their other costs are significantly higher than any other builder. If you ask the reason, they will come up with the excuse that this is because of late Approval from Govt. department and charges are as per Govt. norms. The moment you ask them to put this in writing, that all extra charges are as per Govt. norms; they will back out. They will make lots of promise at the time of booking and later on they act/respond as if they are doing favour to you.

L&T South City -
Excellent Construction but recently too many issues -
1. Six months back, a worker died beacuse lift door was left open, on the ground floor, though the lift was stuck on some other floor. The worker di not expect this and he entered the lift, fell down two floor and died on the spot.
2. A car got stolen from the parking spot within complex.
3. Yesterday, a lift caught fire, reason still not known. Luckily, the lift was empty.
The other issues are that because of too many buildings at one place, it is slowly turning into a Concrete Jungle. The other big issue is of falling standard of maintenance & pathetic approach road conditions.

Prestige Shantiniketan,
Beware, the land is disputed. when the Project was launched for 2800 flats, the builder had 'sold out' board from third day itself. This was because lots of agents have bough it in bulk and Prestige encourages this so that the price goes up. Now when it was found that it is a disputed land. All agents tried to sell their flats at the same rate, but they could not as buyers aware now.
Public memory is short, over the period, people forgot that it is a disputed land. These days , one will see lots of advertisement on Prestige Shantiniketan, but when you inquire about it, the agents will say they are getting lots of call, as it is very hot property. Therefore, intially they will not respond, and tries to create artficial demand. Once you belive their story, they will start responding.

Dear All,
Please be Cautious about the Ittina Group. While collecting the Reservation Fees/Advance they promise you that the money will be refunded completely if you decide to drop out. But that is not true, Many people like me paid the monies but are still struggling hard to get their hard earned money back.
The construction quality really sucks. I booked one apartment in ANAI but personally dropped out because of the poor construction Quality. I have emailed and phoned Mr Ramesh/Rekha/Muthuraj etc for the refund but still they can't keep up their promises.
I hope to see them personally and take proper action.

SJR Group is the biggest cheaat builder in Bangalore. They trap customers by the lure of below market rates, and hike prices midway through the project.

Vakil Housing.
I heard he is black listed by many banks.
One of my freind had pointed out technical errors in foundation construction to which Vakil never corrected. Finally frustrated he had to ask Vakil to refund his money. Vakil did not pay any interest and they are further selling it with the same defective foundations to others. So be aware.

HM is the worst.
* Challenge customers to go to court.
* Model flats and other structure are just for the show.
* They do not have plan to complete the project after nearly four years since launch.
* Construction may easily continue another 15 years.
* Attitude is sick. They do not care for you. They treat you as S***.

Its really surprising to see all your comments on the builders which you have bought, but the funniest thing is that still you people are leaving in that project only all it shows that you are degrading yourself only and to be honest nobody has the guts of putting there name and flat numbers. Even it bought a flat and also faced the problem, tell me who will not face problem in construction, you people construct a house and then see you find the hardness in that. I know we invest our hard earned money but we have to discuss any problems with the builders instead of putting the comments tell u all nobody will help you in solveing the problems. Just face the practical thing

I am complete agree with Hari here. These blogs helps everyone to know a mass opinion about builder/s or project/s in market. LAter on its individual opinion to go for it... indeed this is not the complete way to analyse the builder but its still the cheap & best way to spread awareness about some blacklisted buliders & what most of the builders do... fianlly this help a buyer & eventually a builder as well. So if you are a builder buddy than you still need to think AGAIN before write such harsh words... You are indeed sick !

Book Sobha flats at your own risk (Apr-2008)
There are many reasons, why you should be careful before booking flats with Sobha Developers.
1) Delivery Delays (my project delayed by 1.5 Yrs and still not sure of exact handover date...this could be longer)
2) Be ready to lose 25% of project cost...by the time they deliver, your net project cost would have gone up by 20-25% (my experience)
3) Careful with their agreement clauses
4) Careful with their payment schedule...this has no relevance to their construction progress.
5) Careful with their sales promises...knowingly or unknowingly they may be cheating you (my personal experience) and management does not care about those promises.
Delivery Always late
I have booked a flat in Sobha Iris in Jan-06. The flat was supposed to be ready by Feb-07. The delivery was postponed 3 times till now. Sobha gives a date and when the date nears they postpone it by 6 months. The current promised completion date is end-July’08 (mind you...it’s completion date but not handover date !). Even if they handover in Aug’08 it’s a good 1.5 Yrs delay.
Financial Loss.
If you book a Sobha flat, be ready for a loss of about Rs.10 lac. I have calculated my financial loss to be about Rs.11 Lac (assuming delivery will be in Aug’08).
Do they cheat ?
Am not sure whether it is intentional. We were given a payment schedule and were told by their sales that the construction will be completed as per that schedule. However, 96% of the payments have been collected by Aug-2007 (means 96% of the construction should have been completed) and the rest 4% takes more than an year !! It means, Sobha completed that part of the project which gets them money on time and conveniently delays the rest for any period as they have already got their money (including profits!!). Very efficient cash flow planning with customers money indeed !! Mind you, they are right to have collected the money, if you look at the agreement wording. I only hope that this is not a new form of organizational cheating.
Agreement Terms
They are mostly one-sided. They also charge hefty Advocate fee from customers. This basically means you are paying the advocate fee to have the agreements designed for the benefit of the "Other Party". Considering that all the agreements use the same format - Advocate fee is really wonderful profit margin !
Be cautious of delay clauses : What happens if the project is delayed ? Developers may also have a clause to pay penalty on delay. But look at these clauses carefully to see when they are not applicable and argue with them to change suitably.
Be cautious of Payment Schedule : Ask them questions on, what it means in terms of actual completion. Most probably, you will pay all the money at least 1 yr in advance, though they claim otherwise !!!

I have bought a flat in HRBR layout in Balaji Nest constructed by a local builder Balaji Holdings . Service Tax for the builders has been exempted by a recent ruling but the builder says that he has already paid the service tax and is unable to get a refund from the authorities . Hence he would not consider returning the service tax to all those who have booked on or before Aug 2007. Can anybody give me an idea .. how to verify this .. Is there any way that I can get the Service Tax paid back

Pls don't buy any flat from Reddy Structures-Mahaveer Group.They are advertising heavily these days.They quote low rates but the house you will get is worth much lesser that that.Poor quality of construction,Poor design,Indifferent attitude to customers,No maintanance after handing over..Most of the equipments and motors supplied of very poor quality and have failed.Two of their projects Mahaveer Tuscan and Mahaveer Regal in whitefield are totally mismanaged.All the residents are very unhappy with the builder.

I just wanted to tell my experience with the Sterling Developers , in case any of you are planning to buy a house. Currently I am staying in "Sterling Brookside", which is near ITPL, whitefiled Bangalore. The reason I bought my own home from Stering is that they had a good reputation till now with their quality of construction and timley delivered flats. But they have used this as the advantage and we are the residents at Sterling Brookside are the sufferer. First they delayed for about a year in giving the possesion and no compensation are paid to the consumer. The quality of construction is really bad as within 3 months of stay we could able to see in almost all flats the water speapage/leakage from roof, wall, cracks on the wall, STP (sewage treatment plant faliure) and many more count less lists. Till now the contrcution is not completed and they are not clear about what they have promised during marketing and they are not going to deliver what they promised..The gardening and landscaping is pathetic and it looks lousy and not a single tree is planted. It is not worth spendng your money with this developer as they are not leaving upto what they say..so just give a thought before spending your hard earned money with this deveoper..you personally can visit to Sterling Brookside at ITPL main road to see the conditions/problems, in case you are planning to buy a house from this developer.

I have very bad experience with Elegance Builders - Vijaykumar (now he is constructing on CVK Infrastructure) name.
I am staying in Elegance Golf View - we got possession 6 months late (VERY SMALL SCHEME of 20 apartments only). No work after 100% money disbursed - All common work is not done even after 1 year of possession. No colour on buidling, hanging electric wires, Store-room on name of "GYM" and open ground on name of "Children Play area"!! Lift is provided which works only few days with faulty electric connection (creats sparc and power goes in complete building) - generator is with DEAD battery which can not start...
Even he is not ready to pay maintenence charges for the apartments which he has not sold and wants owners to manage apartment without creating society or handing over papers!!
Please think many times before purchasing any apartment from him.

Mantri Tranquil.
I have booked two flats at mantri Tanquil, desperately keen on getting their promised, confirmed delivery schedule of March, 2008.
In July 2008, the managemnt send a circular saying delivery would be postponed to Oct. 2008. We do not see any progress towards this deadline. When questioned, some of their Managers perpetuate this fib about Oct., possibly Nov./Dec. 2008! Secondly, there is a high tension (220,000 Volts) transmission line running above the property, which Mantri has still not removed or rerouted.
When we demand to speak to their Director, no one gives us either the tel. no. or the e-mail ID, as though it is a crime. We the paying customers, most of whom may have borrowed heavily, are made to feel as though we are pariahs!
Mantri's hype about their transparency and commitment to quality and delivery etc. aounds like a lot of rubbish.

LI brought an Appt form sobha developers in their Iris project . One major reason that I selected them was that they where the most reputed builder in bangalore.
I required some modifications to my appt and that was done by them resonably well.
But from then on to my surprise they have behaved in the same unethical and cunning ways of a third grade builder.
The project got delayed by more that a year and half and they did not provide any compenstation to most by using one obscure clause in the agreement .
They also padded costs on all area that could do it increaing the net cost of ownership.
The water connection coset BWSSB charges was initially todd to us as would be aroung RS 70 thousand but turned out to be 2.2Laksh plus .
The elctricity connection costs was to be about 60k is about 1.3 laksh and many more.
When asked for a break up they have not yet provided that. They are building their corporate office there and it looks like they are using iris to get the infrastructure for that.
The additional carpark was to be about 2L and that is 3L now.
Also the per sq rate they quoted does not seem to mean much as they then tagged along land costs etc and not that looks about 200Rs per sqft that the original estimate.
As for quality it looks ok now not great . I have not seen my appt after full completion . Hope the final quality is what they make it out to be.

This is my worst ever experience with any builder and Ittina is really hopeless. I bought a flat from this builder in Ittina Soupernika
which was told to be a new flat with a covered car parking slot. I was a bit reluctant to get it registered without having all the work done. The Chairman’s daughter personally assured me to get everything done in 2 days but it was a great surprise to see that after registration, they kept mum and even refused to attend my calls. They are so cheat. Don’t ever get into any kind of business with this builder. They need just money and for taking money, they can make any assurances. There is no department like customer serivce, its just for the name sake. Their construction quality is also very-very poor. They offer cheap prices to make it a good deal but actually they do all the cheating stuff.

My experience for Sterling Shalom was also not good. No commitments towards the dates. And no date given by when swimming pool, club house, gym will be provided, but yes money is already paid by us. The Kids play area given by them.. haa I feel shame to call that play area. And on top all these, not at all a qualitative construction. The lowest quality tiles, sink, WC, Wash basin everything.

Reddy structures are dishonest/unethical/cheap builders. They say something in brochure when they construct the end product is totally different. Their customer service is really really horrible. Its a total mismanaged organization and all of their projects are also mismanaged.

I have booked an apt in Sobha Moonstone almost 2 years back by paying an advance of 2 lakhs. After a year long of delays they have got necessary approvals. Feb 08 they made us pay 25% down payment. From then they have hardly constructed as there is a rock and they are unable to blast it. If I move out according to agreement papers I need to lose 5% of the total cost of the project. What are the options do I have? The project will get delayed by at least 2 years, so is it wise moving out? I am afraid if I move to other projects the story might continue.

Well property/apartments buying is a tricky business in Bangalore. Until you take possession of the apartment and see for yourself how good the work is... you can never trust a builder [even reputed ones] :)

Any feedback about HM-Symphony ? I visited the site today and sales guy just refused to negotiate. From their attitude towards customers I see that they are very confident and they are not running behind customers (may be due to easy sales). Are they really good ? Worth to buy in HM Symphony ?
Price details :- They are just giving package cost, they are not ready to give per sq ft rate. No breakups. They simply refuse to give break up details.

I would like to mention about IDEB Builder (Owner of Sigma mall, upcoming project Tivoli), he has built Springfields Apt on Sarjapur road. Last phase of this project was delayed by a good one year without any compensation. Builder has not completed the project and left from the scene altogether. There is no final paint done on the buildings, Many Lifts are not operational as builder has not paid their dues. The worst part is Builder did not return Maintenance deposit to the managing committee, he took deposits for BWSSB and never gave to BWSSB nor returned it to flat buyer. Flat owners are now fighting a legal battle to get their money(deposits) back and in the meantime paying maintenance as high as 3rs per sq feet.
Similar is the situation for Springville project which consist Row houses. Pls think hundred times before dealing with IDEB.

I think all builders are the same and they follow the same pattern of cheating people. But the issue here is that legal system is in their favour and they are taking undue advantage of that. They know young crowd cant waste their time in too much of details( because they are busy making their career). This encourages builders to cheat people.
I dont think there are any good Builders beacuse Builder term is synonymous with Crooks. So we need to find the Builder who are less harmful.It is like Cancer on the society which you cant cure but you can use palliative treatment.

Purva Hieghts, (in budget, but read the issues, and are there any water problems too, as I heard they use Kaveri water for the entire blocks?)
Adarsh Garden, Jayanagar 8th Block, ( Felt too expensive for 11year old apartments, but the greenery and location are good)
Wilson manor (The community and location are good, however, not many amenities..)
Ashwini Vasundhara, 100feet road, BSK 2nd stage (Budget okay, landscaping okay, felt not many apartments were occupied, and community looked a lot indifferent rather than collective, as if its a lonely place)
Also one of the main requirements I have is the place should have many of the schools bus pickup points, especially Kumarans.
Can you add your two cents on this?

I have been reading this blog with a view of getting some good projects to invest in Bangalore. So far I have been striking off builders\projects based on the feedback.
Can somebody post the name of builders\projects they have had good experiences with? One factor that I can live with is that over 99% of builders will take at least 6 - 12 months more than what they promised to finish the project and will not pay up penalty clauses.

Be careful of this builder. He is a small time builder in Bangalore and is real dangerous to deal with. One of my friend has booked a flat with the same builder and is really going into pains with this builder. The Quality of material he uses is real 3rd grade quality. i have seen the first project in BTM 2nd Stage and see lot many leakages through out the building. The 2nd Project is been delayed for nearly more than 1 year and there is not much work happening in the present project. Guys who try booking for the flat with this buidler please be cautious. Reasons for not recommending this builder: 1. The Quality of walls that is built is really 3rd grade Quality. Before possession try looking at the walls the cracks would have been formed by now. 2. the Wood Quality used as per agreement says Teak and he would give the lowest Quality of Teak. 3. my friend needs to see the bathroom and Sanitary fittings which is not yet done. So would not be right to comment on them though. 4. The Tiles layed are of real lowest Quality. 5. The Customer Service is really horrible. by the time you enquire the people would be very cool and calm but once you pay the amount the arrogance of the head and the subordinates would start. 6. The Main Head of the company does not even visit the site and is not responsible to even do so. only at the time of registration he turns up in Bangalore. Seeing my friend and the pain he goes through, I would recommend for people not to at least believe this institution.

Please beware of IDEB.
They have come up with Tivoli near sai baba ashram in partership with parkway properties.
They are in severe cashcrunch and the project is halted since last 9 months.
Now they have dispute with parkway and parkway has issued public notice mentioning that IDEB has no rights sell the flats in Tivoli and parkway has initiated legal action against IDEB. God knows what happen to the innocent people who already have invested their hard earned money in Tivoli which is lingering for last 3-4 years. Its a dead project.
Now they are trying to sell the flats through third party bidder, ljHooper.
The modus operandy is to trap buyers showing low prices.
The biggest issue here is that once you pay the booking amount, unlike other builders, they wont return the booking amount, in case you want to back off/cancel the flat.

I am writing my worst experience with Elegance builder (Now CVK builder) so that they will not be able to fool anyone else. Unfortunately I bought a flat in elegance golf view apartment, rustam bagh from builder Mr Vijay Kumar. Initially to sale his flat this builder promise lots of thing .He was ready to do whatever ask him to do in flat including interiors etc. But once flat is sold this thief builder run with money like anything. So if you are planning to buy any flat from him its sure that he is not going to show his face once deal is over. Builder Vijay kumar is one of the worst person I have ever deal in my life. So please if you are planning to put your hard earned money in any property then go for any good and reputed builder. don’t ever deal with small builders like vijay kumar. They will promise you to develop children park, gym etc in apartment but you will never get even a full painted apartment. So BEWARE of small builders and specially CVK and elegance builder in Bangalore.

IDEB TIVOLI ONCE AGAIN!! Its a personal request to all of you who are not willing to loose their hard earned money! IDEB is one of the big builders but 100% cheating is guaranteed! Now they have come through LJHooker. Please beware of the people whom you deal at LJ Hooker! They generally take the booking amount from multiple people for the same flat..afterwards they might even say that the flat is not available now!...Please find some of the names who are playing this dirty game from LJ Hooker: Kheerthi, Ajay, Rakesh ...I would again suggest if you have gutts to fight with these guys through a hired legal consultant than this would be a challenging opportunity for you. For others not willing to loose money and time its a strong suggestion not to deal with IDEB TIVOLI!! Its absolutely a dead project..Please Please dont get cheated!

Have you checked for aprovals of the project any deviation from the project? pl make sure you ch eck all the properties on the same area and see the avg sq ft price and also with spec comparison and if you see large deviation from the avg sqft price then ther must be something wht u need to find out as to how this builder is quoting such a low rate pl update us the price and area and location so that we can help you more cheers... My only concern is the future of the location which is Begur Road, connecting to Nice Road, it has around 5-6 km connection to Bannerghatta road. so if you can tell me the future of the location it will be nice for me. Thanks, will give you the deal details once i am done with mine.

Just to give my feedback as a buyer through LJHooker. We bought a 4 BHK penthouse at a really unbelieveable price. Something we could not have afforded as a family. The offer run by IDEB through LJ Hooker has been a boon to the property buyers and they have dealt with us in a very professional manner. We recommend ljhoker to all buyers of property. they believ e that the buyer is the king and they treat you like one. the next we buy or sell anything, we will make sure to call ljhooker. we are very happy with service and they did not even take brokrage from us.

Be ware of nandi marketing people. The place is located outskirts with no reachability to public life. No body will dare to go that side after 8 PM. 0% vasthu compliance, they do lot of false marketing.

Nandi woods also does not have agriculture preoperty conversion certificate. I was myself thinking of buying a flat there but then turned out the idea. And they are also quoting very high non negotiable price, which is not suitable for a place like the one they are using.

Nandi Woods very small rooms with no proper ventilation. Be careful with built up area and carpet area. Not a professional setup to deal with. My friends have got the house there and suffering a lot with the builder. Summary poor service, lack of experience. No customer importance.

Nandi woods nothing avialable in the close proximity people travelling to your house from bus stand/ railway station/ airport will have major challenge to reach this place. Close by there is a graveyard also to pass negative energy.

Looks on a bit higher side to me. just a little bit ahead you can get a nandi woods house for very less than that. You should try to negotiate, Nandi woods project is almost the same as this but costs less. Although there are some issues in that but not it will still be a better deal than this on the basis of the price.

I had a look @ Nandi Woods ( off BG ROad). Frankly speaking, it is not a good options for 2BHK. The layout is in such a way that all 2BHK houses are covered on 3 sides with the protuding 3BHK's. Hence no sunlight. It is a good option for 3BHK. Moreover it is 2.5 KM inside banerghatta road. The same issue is with ESTEEM ENCLAVE with is on the main road. I think Esteem is grossly overpriced. This issue is not with Paramount Pilatus. I might make strong negotiation with them ( since there are 2 of my collegues looking for houses along with me together).

I saw some comments on Nandi Housing which did not seem favorable. Comments on legal issues or unprofessionalism are not correct. I am an owner of a 3 BHK apartment in Nandi Woods,and my experience has been positive. They have stuck to their commitments and delivered/handed over possession according to promise. I think overall they are very reliable. Specifically on the project, if you are ok with the location and apartment size, their quality of construction is good, and they are generally quite reliable - i have seen them generally say only what they can do, and do what they say.

Even I have booked an Flat in Nandi Woods. They are very transparent in the dealings. I have seen different flats and found this one is good. Quality of construction is also good.

Even my friend in Mahaveer Palms is happy about his flat and the builder.
However, regarding their Begur Road project, I was interested in it and went to their office yesterday.
Some points:
1. Very few labourers at the site. It doesn't seem like much construction is going on. When I asked them at the office, they reluctantly acknowledged that there is a problem.
2. The nearest place where you can get something is the Begur village which starts about 2 km from the site. There is nothing else nearby (although this may change in future).
3. The location and plans are good otherwise.
4. At the site, they claim that the project will be completed by Aug, 2010 (they said block B would be ready much before that). However, at the office, they claimed that it would take 2 years (which means July 2011). That's a wide variance.
5. The rates may just be okay although I think they should come down further.
6. Although they are claiming on their site that 10% booking has been done, let me tell you that almost all flats "booked" are for the landowners. This has two issues - a. There will be a lot of influence of the landowners once the society is formed. b. The choicest flats have been given to the landowners leaving only the premium ones (costing higher) for others.
So, I am thinking of looking at other options now. Others may please choose wisely.

@Pankaj: You are right, they do not have a working borewell / cauvery water. Currently they buy water from external sources, that becomes part of maintenance charges. End result is high maintenance charges.

earlier i had also thought of buying a flat there, and really they are giving a very good price but i negated that option because of the following reasons:
1) very less sale has happened till now and that too i believe to known ones. This makes the timeline of the project delivery non reliable
2) They claim that the road will have direct connection to nice road but that is a lie because that road currently has a connection to nice road but once nice road is completed they will be closing that down, go to nandi woods and check they say it clearly. So if the road closes those apartments will have very poor connectivity.
3) On checking this forum and my friends i did not got a good feedback about reddy structures.

I have booked a house from a reuputed building and the handover is delayed by more than 12 months. I am not confident of completion in next three months as promised by builder. I have paid 80% of the amount through bank loan from IDBI. Can i cancel the booking and instruct the bank to collect the money paid. Will the bank own the liability of collecting the money from builder after cancellation fees. I have signed a triparty agreement with bank and builder and there is caluse stating builder needs to pay the bank in the event of cancellation. Is there any risk in this. Request for a suitable advise.

I am thinking of booking a 3BHK apartment in Nandi Woods. The only available ones in J block seem to be on the top floor (4th Floor) which is not yet approved (as per them currently they have verbal approval, they hope to get the same by Sep end).
I have seen discussions around the location/connectivity for this project for which I too have some concerns. Please share your opinions about the complex and what would be a good price to pay per sq ft for this project given the location and quality of construction etc.

I had an intention of buying this project 5 months ago. I decided not to go ahead with the project for the following reasons:
1. The flats are very small ( typically targetted for affordability segment).
2. There are no balconies in any of the houses.
3. Completion in June 2011. In this time of uncertainty and the builders delaying projects , it is not advisable to buy a house whose occupation is delayed.

Mytri Developer builder Chandra Prakash is real crook.He has made lot of promises but none of them are kept.He has a team of 4-5 people (Reddy, Ramu, venkatesh, Babu Rao) who run the show , all of them are real cheaters and badly behaved people.All these people along with Chandra Prakash are well mannered , well behaved till you book the flat.Once you give the payment, their behaviour will change and all of them will be looking for ways to get extra money.For a very small- small issues you have to run after them for months e.g. for getting the flooring done, for kitchen slab,doors, windows, electrical fittings, house painting.Remember these are the basic things that comes with your flat,they will have one or another excuse for not getting it done.Chandra Prakash will even get angry on you if you go with complains/requests.All construction is done using very sub-standard materials.Within a year you will start facing problems like major cracks on walls , water coming from outside wall , dampness, window coming out, electricty problem, bathroom tiles problem,hollow tiles,broken tiles. They have a very standard answer to these problems 'Will do it next week'. They simple wait till completion of one year then they will disappear.
I am facing these problems and not even me almost every one is facing one or another problem in the building.I request all of you not to go in this trap and loose your money.

Lake view county is Arattukulam Developers biggest project till date. The location is opposite to Begur Lake. Construction is fast paced. Expected to complete by MArch/April 09. Bomanahhali are the real estate rates still not high. You can get a good deal.
One problem: The project is nearly sold out from the owners side. Maybe you can try from the owners side.

I had a chance of seeing the project. I was interacting with Vishal Sharma. The project is ambitious. The price is high because the 2BHK/3BHK is starting from 1600sqft and goes upto 2500sqft. Drawback is that it is far away from whitefield. They are rookie ( though they claim) that they have some good experience in Hyderabad.

Hi,
What should be the ideal price for Surakshaa Fairview for those of you have seen the project? Most of the builders in that area are quoting in the range of 2000 - 2300. Please share your opinion. Thanks in advance.

I am planning to buy an apartment in prestige shantiniketan .Its a resale of 2bhk and they are quoting 5000000 for 1430 sft .Any feedback on the project and risks involved in this project would be a great help.

( The project had long sold by the builder). What remains is just a speculation game of the host of investors.
Early last year the value had soared close to Rs4000 /sqft. But after the disaster of the commercial complex, the speculative prices crashed to as low as Rs 2300/sqft.
The project is delayed. But now it is nearing to first phase of occupancy, the price are somewhere between Rs 2800 to 3400/sqft.
So it actually depends upon the block which are preferring to buy and the occupancy timeframe. The prices will vary accordingly.
Thankfully the residential construction is strong and reliable. Also the customers have convinced the Prestige authorities that they will do the interiors stuff individually ( and not through Prestige which was earlier planned being expensive).
There are a host of agents & resellers involved in the sell/buy of the flats. Please be carefull as you deal with them!!!

paramount Pilatus project on bannergatta road.
Work seems to be stopped since long time.Is there any Issue with the builder??

Looking to hear feedback on the Nester Raga Project at Outer Ring Road Mahadevpura..
Appriciate if i can get the review on the builder and /SQFT rate in that area...
